Title Surveys

 

The purpose of a title survey is to protect the interested parties involved in real estate transactions. This helps insure that improvements on the property do not encroach onto adjoining properties and that neighboring improvements do not encroach onto the subject property. Title surveys show the location of structures, fences, etc. These surveys show the location, dimensions and a brief description of all permanent structures on the property including driveways, swimming pools, etc.

All major improvements are shown on the Title Survey. The State of Texas requires that all property corners are found, verified and re-established when applicable. Coleman and Associates has performed thousands of Title Surveys for Sellers, Buyers, Banks and Title Companies. We provide Title surveys for all types of properties; from a single residential lot, large apartment complexes, manufactured  housing and commercial properties.

For commercial properties ALTA/ACSM surveys may be required by the mortgage company to ensure the accuracy of the survey. ALTA/ACSM surveys meet specific needs, peculiar to title insurance matters. Such surveys require particular information for acceptance by title insurance companies when said companies are asked to insure title to land without exceptions.
