We prepare graphic representations of real property boundaries as they are described in lease documents. We also provide surface ownership of the prospective unit tracts adjoining the subject tract or tracts. Upon request we can add aerial photography to assist in determining a suitable surface location for the well bore.
The Texas Railroad Commission requires Location Plats of the well sites prior to permitting thereof. Coleman & Associates has prepared several of these documents exceeding the minimum standards for these documents complete with Latitude, Longitude and Surface Elevations as established with our highly accurate Global Positioning Systems (G.P.S.)
We stake the proposed well sites, pads, production facilities, and pipelines on the ground accurately with bright visible flagging. It's our intention to make proposed well sites visible from a great distance for easy inspection by developers and surface owners.
When an Oil or Gas Well Development is within the jurisdiction of a municipality, a Gas Well Development Plat or Site Plan may be required. Coleman & Associates has prepared several Gas Well Development Plats for the City of Denton and understands their permitting process. Having a surveyor with knowledge and know-how can be a very large benefit when time is of the essence.
We prepare metes and bounds descriptions and exhibits for the pooled unit of many of our Oil & Gas Developments, complete with owner and acreage tables to make royalty interest calculations easier.
Once a well has been drilled the next big challenge is to get the product to a sales line. This may require an easement from properties adjoining the subject property. We prepare metes and bounds descriptions and exhibits of the easement or right-of-way areas for permitting and acquisition.
