Easements

Once a well has been drilled the next big challenge is to get the product to a sales line. This may require an easement from properties adjoining the subject property. We prepare metes and bounds descriptions and exhibits of the easement or right-of-way areas for permitting and acquisition.

Coleman & Assoc. Land Surveying has been involved with various aspects of oil and gas pipeline construction from the beginning stages of design to the completion and as-built location of the pipeline as constructed.

Railroad Commission Permit Documents

Location Plats

The Texas Railroad Commission requires Location Plats of the well sites prior to issuing a permit. Coleman & Assoc. Land Surveying has prepared several of these documents exceeding the minimum standards for these documents complete with latitude, longitude, and surface elevations as established with our highly accurate Global Positioning Systems (G.P.S.).

Pipeline Digital Registration

Lease Prospect Mapping

We prepare graphic representations of real property boundaries as they are described in lease documents. We also provide surface ownership of the prospective unit tracts adjoining the subject tract or tracts. Upon request we can add aerial photography to assist in determining a suitable surface location for the well bore.

Location Staking

We stake the proposed well sites, pads, production facilities, and pipelines on the ground accurately with bright visible flagging. It's our intention to make proposed well sites visible from a great distance for easy inspection by developers and surface owners.

Gas Well Development Plats and Site Plans

When an Oil or Gas Well Development is within the jurisdiction of a municipality, a Gas Well Development Plat or Site Plan may be required. Coleman & Assoc. Land Surveying has prepared numerous Gas Well Development Plats for several cities in the Metroplex and understands the permitting process well. Having a surveyor with knowledge and know-how can be a very large benefit when time is of the essence.

Unit Pooling

We prepare metes and bounds descriptions and exhibits for the pooled unit of many of our Oil and Gas Developments, complete with owner and acreage tables to make royalty interest calculations easier.
