Estate Partitions consist of subdividing a tract of land into smaller parcels for the survivors of an estate. First, Coleman & Associates meets with the executor of the estate to determine a plan for the division of the land. For example the number of tracts, the basic division plan, and proper access needed. If there are improvements on the land it must also be determined which improvements need to go on which parcel.

Once a preliminary division plan is created, the project manager and the executor will review the plan and make any necessary modifications. Upon approval of the final division plan from the executor, the property corners will be staked on the ground.

A partition sketch is prepared showing the subject property, the tracts of which have been created in the division. Then, a metes and bounds description is prepared for each tract.
