Boundary Surveys are performed to establish the real property boundary of a tract or tracts of land. This requires record information of the subject property and the adjoining properties. The record information is then reviewed and compared to the evidence of the real property boundaries located on the ground. Once this is completed, the monuments that establish the boundary are flagged. If the original corners are not found they are replaced with a 1/2 inch iron rod, 18 inches in length, driven into the ground then topped with a yellow plastic cap stamped "COLEMAN 4001" where applicable.

Boundary surveys are performed to re-establish property lines and corners. These surveys may be accompanied with a sketch and metes and bounds description when requested. In most cases, improvements are not located during a boundary survey investigation but may be located upon the clients request.

A boundary survey is normally performed to provide our client knowledge of the location of the real property boundary of the tract. However a boundary survey is not intended for transfer of title.  When a real estate transaction is needed a Title Survey must be performed.
